Guest Terms & Conditions
RATES
All properties we manage are individually owned. Rates and minimum stays may vary. Prudential Angel Fire Real Estate reserves the right to change quoted rates prior to confirmation of reservation. Rates are subject to change without notice. Holiday rates are based on a 5-night stay; appropriate cleaning fees will be added to stays of less than 3 nights.
MAXIMUM OCCUPANCY
Each unit has a limit on the number of people it sleeps, this includes children please do not occupy with more that the unit is rated for.
Individual unit maximums may vary.
DEPOSIT AND PAYMENT REQUIREMENTS
All bookings require a $200 deposit to confirmation reservation and full payment is required thirty days prior to arrival date.
CANCELLATION
$200 for reservations cancelled after receipt of initial deposit. Cancellations after full payment due date are non-refundable unless dates are resold (less $100 fee). No refunds are made for un-used nights regardless of cause.
MAID SERVICE
Daily maid service is
not
included in the rental rate. All rentals are clean with fresh linens and starter supplies but are
not
replenished. Starter supplies include: dishwasher detergent, toilet paper, bar soap and trashcan liners. Please take your trash to the nearest dumpster.
Dumpsters are located throughout area next to businesses and condos and are for public use. There will be an additional charge for trash left at the property. Please put all dirty dishes in dishwasher and start the dishwasher.
Please remove all linen/towels and leave in the hallway.
DAMAGE
All damages or missing items caused by guest will be the responsibility of guest to repair, replace or reimburse. Should the owner have to sue for damages, the guest will be responsible for all court costs, damages and attorney fees.
PETS
Pet are not allowed.
SMOKING
Smoking is not permitted in any units.
CHECK-IN PROCEDURES
Check-in is after 4:00PM. Check-out is by 10:00AM
Early check-ins and late check-outs in all cases require prior approval and are subject to fees.
LIABILITY AND DISCLOSURE
Prudential Angel Fire Real Estate manages properties for individual owners. Each Owner furnishes their property as they desire. No guarantees can be made to the guest about expectations of quality of furnishings. Agent will make every reasonable effort to have any malfunctioning appliances (hot tubs, dishwashers, televisions, etc.) repaired during the stay, but no refunds for inoperative appliances will be offered or expected. Reservations are considered short-term leases/rentals with the individual property owner. Problems rarely occur but accommodations cannot always be controlled. Prudential Angel Fire Real Estate reserves the right to substitute alternate accommodations of similar type up to and including the day of arrival. All reservations are subject to cancellation or change for reasons including, but not limited to, strikes, acts of God, failure of guests to vacate as scheduled, owner occupancy and sale of properties.
